Refurbishing several commercial washrooms: define the removal room by room
SiteClear planning resources / Reviewed 11 October 2026
SiteClear provides commercial strip-outs and related interior demolition. The assessment identifies the agreed fixtures and building layers being removed, retained elements and the condition needed by the receiving contractors.
Group the rooms by the actual refurbishment
Separate finish renewal from layout change. The difference can affect the removal depth and the trade work that must be coordinated.
| Room proposal | What the demolition scope should identify |
|---|---|
| Retain the layout, renew selected finishes | Included layers and edges around retained fittings |
| Replace fittings in the existing arrangement | Responsible-party preparation and the surrounding surfaces affected |
| Change partitions or fixture positions | Agreed assemblies removed and the new installation requirements still being resolved |
| Include adjoining staff space | The room boundary and additional attached fit-out being changed |
A standard fixture or finish schedule does not prove the existing assemblies are the same. Note known differences and use representative assessments to clarify the remaining questions.
Compare service preparation with removal readiness
The responsible trades and building team identify affected connections and the preparation needed before demolition. A planned service shutdown and an authorised removal scope are related inputs, but neither substitutes for the other.
SiteClear’s building-services shutdown guide helps organise that request. The washroom project also needs the actual fixtures, layers and retained boundaries defined for each room.
Building management and the project team determine the arrangement for users. If another washroom is intended to remain available, identify its access and service dependencies early. A retained room is not automatically usable during every nearby task.
Agree the condition for rebuilding
The receiving trades should specify what they need at the floor, walls and fixture locations. Removing an existing finish can expose a surface needing further assessment or repair. New waterproofing, plumbing, partitions and finishes are separately assigned parts of the refurbishment unless expressly included.
Keep demolition completion separate from reopening. The project still needs its new installations, relevant checks and the responsible parties’ return-to-use decisions.
Illustrative comparison: three rooms in one programme
This is an illustrative planning example, not a completed SiteClear project.
Two staff washrooms retain their layouts while selected finishes and fittings are replaced. A third room is being enlarged into an adjacent storage space. The first two packages follow their assessed assemblies; the third adds partition and adjoining-area removals based on the reviewed design.
The programme coordinates shared preparation and access, while each removal list retains its different endpoint. The larger room does not become a reason to assume that the other two need the same depth of strip-out.
Discuss the room groups with SiteClear
Request an assessment with the property location, rooms involved and intended changes. Identify retained fittings, proposed sequence and the contractors responsible for the new installation. Explain which room conditions are known and which need assessment.
