Choose a commercial renovation scope

Compare the demolition needed before choosing a commercial unit

Two premises with similar floor areas can need very different removals for the same business. Compare inherited rooms, fixed fit-out and retained building elements against the layout you actually need, rather than judging only the visible condition of the finishes.

Put the intended use beside each existing plan

Mark reception, work areas, storage and staff facilities on each option. Useful rooms may reduce the proposed removal, while attractive but misplaced partitions can obstruct the new arrangement. The designer and relevant authorities resolve use and building requirements; this comparison is not lease or eligibility advice.

Existing conditionQuestion for the new business
Enclosed officesUseful rooms or barriers to the intended customer area?

Fixed countersCompatible location, connected equipment or obsolete joinery?
Landlord-retained elementsWhich boundaries cannot be treated as tenant fit-out?

Illustrative comparison: two possible premises

Unit A has several small offices and a useful rear staff room. A proposed showroom needs selected office divisions to leave but can retain the staff area. Unit B is open at the front but has a large fixed counter across the proposed route. Its demolition package may focus on that counter and the surrounding finish junctions.

Neither unit is automatically the better choice. Service alterations, approvals and the condition beneath finishes remain separate questions. Record what is known, what is retained and what needs assessment for each option without assigning speculative monetary savings.

Ask for a provisional scope comparison

Provide the two current plans, the same intended business layout and the property contacts. SiteClear can assess ordinary removals within its services, with assumptions clearly recorded. When a unit is selected, reconcile those assumptions against the actual design and receiving contractor's requirements before releasing the work.
