A vacated suite can need a broad strip-out to an agreed shell condition. A retained office may instead need a meeting room opened, reception joinery removed or selected finishes renewed. Both belong within an assessed commercial interior scope; neither includes every connected building system by default.
| Office element | Information for the assessment |
|---|---|
| Partitions and doors | Mark each removal and retained room on the current plan |
| Ceilings | Distinguish tiles, grid and other assemblies from building devices |
| Floors | Identify rooms, known layers and retained counters |
| Fixed furniture | Separate built-in items from loose furniture and tenant assets |
Prepare the suite for a scope review
The tenant's providers handle records, computers, data equipment and furniture destinations. The building team and responsible trades resolve affected services. Include their contacts and outstanding decisions in the brief rather than treating an empty desk as evidence that the surrounding room is ready.
For example, retaining a boardroom while clearing adjacent offices creates boundaries at the ceiling, floor and shared corridor. Show all three, including the surfaces the fit-out contractor will inspect after removal. This is an illustrative scope, not a project claim.
Agree the condition for the incoming contractor
Specify whether the next contractor receives exposed substrate, retained finishes or selected openings. Repairs, new partitions, service alterations and finish installation need their own assigned scopes. Unknown layers or connections require review before the removal boundary expands.
Use the existing multi-floor sequencing guide and after-hours planning guide for logistics. Actual access and work windows are assessed with management, not promised by the office service name.
Arrange an office assessment
Bring the suite location, current and proposed plans, removal list and retained-room requirements. Identify the landlord or GC contact and the next contractor's expected receiving condition. SiteClear can then assess the physical strip-out and its route through the building.
