Commercial removal scope

Restaurant interior demolition for tenant changes and refits

Restaurant demolition starts with a distinction between ordinary building fit-out and connected kitchen equipment. SiteClear assesses specified partitions, counters, fixed joinery, ceilings and finish layers as part of its commercial interior work across Toronto and the GTA.

Discuss this scope

Handback or incoming fit-out?

A landlord handback may require removal of agreed tenant improvements. An incoming restaurant may want to retain useful dining rooms or counters while changing the kitchen arrangement. Provide the actual handback instructions or new design: the previous operator's departure does not define what should leave.

List front counter, dining area, washrooms, kitchen and storage separately. Mark retained shell surfaces and shared building elements. A single instruction to clear the restaurant can conceal very different removal depths in each room.

Resolve the connected equipment boundary

Extraction, suppression, refrigeration, gas and other connected systems belong with the appropriate specialists. Supplier ownership and equipment destinations also need resolution. Ordinary interior removal does not include decommissioning those systems merely because they are inside the premises.

Describe what the specialists will leave and who confirms that condition. If an equipment footprint exposes an unrecorded floor assembly, arrange a scope review before extending demolition into it.

These are illustrative comparisons. They do not establish that either arrangement suits a particular restaurant or its approval requirements.

Bring the design and building instructions

Identify retained equipment, the specialist contacts and the condition expected by the fit-out contractor. Include the loading route and any shared-building restrictions. For the earlier decision, read restaurant reuse or reset. A food-court unit also needs its mall-owned boundaries distinguished from tenant work.
